Overview & Intended Use
Clariva generates neighborhood intelligence reports for Philadelphia, PA addresses by aggregating publicly available data across seven risk categories. Each report produces a composite score (0–100) reflecting estimated environmental, safety, and quality-of-life conditions in a given area.
Clariva reports are intended for informational purposes only — to help individuals explore and compare neighborhoods when considering where to live, work, or invest. Reports are not a substitute for independent due diligence, professional appraisal, legal counsel, or any other form of expert advisory.

Clariva pulls from the following publicly available datasets. All sources are refreshed on the schedules listed below. Clariva does not modify, interpret, or editorialize raw source data — scores reflect the underlying data as-published.

All source data is the property of its respective government agencies. Clariva makes no warranty regarding the completeness or accuracy of upstream datasets. Source availability and format may change without notice; Clariva will make reasonable efforts to adapt to such changes promptly.
Scoring Methodology & Category Weights
The composite neighborhood score is calculated as a weighted average of seven individual category scores. Each category score is normalized to a 0–100 scale, where 100 represents the most favorable conditions and 0 represents the least favorable conditions within the Philadelphia data set.
Category weights reflect the relative importance assigned to each risk factor based on their typical impact on livability and property value for Philadelphia-area residents:
- Crime rate
- Flood risk
- Code violations
- Air quality
- Sex offender proximity
- Toxic / Superfund sites
- Construction / permit activity
Total: 100%. Weights are periodically reviewed and may be adjusted as new data becomes available or as research on neighborhood livability factors evolves. The current weights were last reviewed in April 2026.
Limitations & Accuracy
Clariva scores reflect conditions in the vicinity of a given address — typically within a defined radius — and are not a precise measurement of conditions at any specific property. Scores are statistical summaries derived from area-level data, not individual property assessments.
The following limitations apply to all Clariva reports:
Data lag. Government datasets are published on varying schedules. Events that occur between source updates will not be reflected in a report until the next data refresh. Real-time conditions may differ from reported scores.
Geographic approximation. Address geocoding may introduce small positional errors. Addresses near neighborhood boundaries may reflect data from adjacent areas.
Incomplete upstream data. Government data sources may contain reporting gaps, inconsistencies, or errors outside Clariva's control. Clariva does not verify or audit source data for completeness.
Snapshot in time. A report reflects conditions at the time of generation. Neighborhood conditions change. Reports are not updated after purchase; users seeking current data should generate a new report.

A high composite score does not guarantee safety, value appreciation, or absence of hazards. A low score does not disqualify a neighborhood or property for any purpose.
Limitation of Liability
To the maximum extent permitted by applicable law, Clariva and its operators shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from your use of, or reliance on, any report or information provided through this service.
Clariva's total liability for any claim arising out of your use of the service shall not exceed the amount paid for the report giving rise to such claim.
Some jurisdictions do not allow the exclusion of certain warranties or the limitation of liability for certain damages. In such jurisdictions, our liability is limited to the greatest extent permitted by law.
Data Currency & Updates
Clariva updates its underlying datasets on the schedules described in Section 02. However, we do not guarantee that any particular dataset will be current at the moment of report generation. Source agencies may delay publication, change data formats, or experience outages.
This disclaimer and the scoring methodology described herein may be updated from time to time without prior notice. The version in effect at the time of report generation governs the report you purchased. The current effective date appears at the top of this page.
